Manor Place Depot

We were appointed by Durkan to complete the asbestos removal and demolition phase of this 14,000m2 site.

We were appointed by Durkan to demolish the former Manor Place Industrial Estate. The site was set over a 14,000m2 area with a viaduct running through the middle of the site, splitting it into 2 sections. You could travel between the 2 sections of the site by going through the railway arches. The works consisted of complete structural demolition of various sized industrial units, partial demolition of a building which was partially retained. large amounts of asbestos removal, removal of all ground obstructions to assist with the groundworks and remediation of areas of the site due to contamination.

Scope of Works

  • Site clearance (east and West) – upon taking possession of the site our first task was to clear the hundreds of tonnes of fly tipped materials across site working both sides of the viaduct simultaneously to clear the way for the project to get started.
  • Scaffolding (east and west)– to protect the viaduct during the demolition of 2no buildings in very close proximity of the live railway line. A bridged and cantilevered scaffold in the resident’s gardens to the west of site whilst the abutted building was safely demolished and a full protection scaffold to the south of site along pemrose street. These works were completed to the usual high standard and on programme by our very own innercity scaffold
  • Asbestos (east and west)– as with most building due for demolition we encounter a vast amount of asbestos. Both notifiable and non notifiable had to be removed prior to demolition taking place. Our sister company innercity environmental were appointed to carry out these works as well as a substantial amount of variation works found within the ground of old infilled basements and duct runs that had simple been backfilled. Within the main asbestos package there was 2no redundant swimming pools to the west site which had been demolished many years ago and the pools and pump houses backfilled with imported materials and demolition arisings. Pre-tender investigations and window sampling showed these pools to be littered with chrysotile cement sheeting. Innercity were appointed to carry out the remediation of the ground including a very lengthy and laborious task of handpicking all the bonded cement products from the hardcore fill and testing to certify the ground as contaminant free.
  • Soft strip (east and west) – all the buildings within the site on both phases required soft stripping of various degrees. Our experienced team of CCDO operatives completed these works approx. 3 weeks ahead of schedule allowing the demolition programme to move forward. The soft strip included a full strip of a listed structure including plaster removals back to the original shell.
  • Temporary works design and strategy (east site) – along pemrose street the building to be demolished had a basement some 3m below pavement level abutting the footpath. The demolition spec for this structure was to remove the basement slab and foundations to 6m below ground level (3m below basements) whilst maintaining the busy foot path and road which has a busy bus stop and the main delivery gates to Morrison’s supermarket within metres. Working with our preferred structural engineering company STAP a method was designed to remove the slabs and probe the ground whilst maintaining structural stability of the retaining wall then reinstating the ground behind into a permanent state. This design needed to be approved by both durkans design team then submitted to the highway authority for their AIP (approval in principal)
  • Arch Clearance – running through the centre of the site and dividing the phase 1 east and phase 2 west sites were 17 arches previously occupied as business use. These arched required full removals back to the arch itself. They were soft stripped, all masonry walls demolished from the interior west, front and rear infill walls were removed, infill slabs broken up and ground levels graded to the client’s level. All of this was achieved using hand work and mini plant due to network rails constraints to methods and the nature of working against a live viaduct above.
  • Demolition (east and west) – the demolition aspect of this project consisted of 8no structure built using various methods and materials. Whilst some were standard brick built timber floor others were steel framed encased in concrete, concrete framed and brick infill and a huge reinforced concrete domed roof structure with split levels and access ramps. Using a combination of 45t & 35t high reaches and standard 35t excavators the demolition aspect was taking place at all fronts simultaneously allowing us to cut our demolition programme down by some 4-5 weeks giving this valuable time back to our client to utilise at tricky periods of their project.
  • Slab and foundations (east and west) – our contract for the project was to remove all ground obstructions to 3m across both phases. It soon became apparent that below this 3m level remained a significant quantity of concrete obstructions from previous building which once stood on the site. The site formerly had a railway sidings and turntables within the ground to nearly 7m below the existing levels which would interfere with the piling aspect of the new build. Priced on an all risk basis downwell group took on the additional 3m obstruction removals across both sites. From our own fleet of specialist excavators, we brought to site a 70t Volvo modified with uprated rams and additional counterbalance to cope with its own high reach arm which is where this beast usual applies its trade. We attached the short arm and set about the below ground obstruction removals across the sites, digging and lifting concrete lumps from the ground as big as small vans. 2no standard excavators, a 47t Hitachi and 45t Hitachi fitted with hydraulic breakers were tasked with keeping up with the Volvo reducing the monstrous concrete lumps to fragments suitable to go through a crusher these additional below ground works were completed within the allocated programme for our contract works proving that big plant does big jobs.
  • Hazardous substances and below ground tank removals (east and west) – identified on both sites were below ground fuel tanks some empty and purged and some requiring decommissioning. During our works, onsite we also came across various tanks and vessels not identified. All tanks had their hazardous content removed by licenced suction tankers as hazardous waste and then were purged prior to their removals. The tanks were cold cut using hydraulic shears and sent away for recycling at licenced facilities.
  • Onsite crushing (east and west) – as part of the contract we were requested to crush all site arisings to 6F2 specification and validate this with an external certificate of grading. From our fleet, we brought to site our crushing plant and crushed some 170,000 -180,000 tonnes of concrete and hardcore
